Is Autumn a good time to sell?

In a word yes.  The property market often sees a surge of interested buyers, keen to be in by Christmas.  Gardens still look good now and there is sunshine (hopefully) to help with presentation for photographs and viewings.

Summer has seen steady sales and less new property coming to the market, meaning there is not so much choice for buyers who are waiting for fresh stock to appear.   My top tips for preparing a property for sale would be to de-clutter and have a really good spring clean.

The most important thing is to make sure that people can get in to the rooms to appreciate their size and any other features. Get rid of any rubbish by taking a trip to the household re-cycling centre. If there are lots of items taking up space that you really need, or just cannot bear to throw away, why not rent some storage? Or better still take over a friend’s garage.

A good spring clean (or Autumn clean in this case) is the next step in preparing your property and can cost very little, but have a massive impact. Carpets should be vacuumed and shampooed if necessary, walls, doors, architraves and skirting boards should be wiped clean and windows should be cleaned inside and out. A thorough clean makes any house feel nicer right away, and a buyer has never been put off because your house was too clean!

Of course decorating and new carpets really give a buyer the “We can move in and not have to do a thing” feeling that might just make you stand out above the competition, but this is not always necessary to get a buyer.

My advice is to act now and get your property on the market before the normal rush of sellers improves buyers’ choice.
